Founded in 2005, dpai architecture was born out of founder David Premi’s recognition of a critical industry problem. Most architecture firms are filled with inflated egos and dominated by a culture of ‘we know best.’ Architects often don’t listen to and engage with their clients on the deepest level. The result? Outcomes that are far from ideal.
dpai is built upon the foundation that the client and end-user are equal collaborators. Since adopting this core value, what started as a one-person firm, has blossomed into a team of nearly 20 thoughtful architectural and interior design professionals immersed in a culture of listening, engaging, and collaborating.

Graphic Design and Layout
Flemming College issued an RFP in February 2020 for architectural services for the development of a space revitalization plan and project delivery.
Located in the heart of Central Ontario, Fleming College serves students and local communities at its campus locations in Peterborough, Lindsay, Haliburton and Cobourg. The College offers a range of study areas with more than 100 full-time programs. Fleming has more than 6,700 full-time students, which includes about 2,000 international students from more than 30 countries. An additional 10,000 students take part-time studies.
Over the past decade, Flemming College’s main campus has undergone many building expansions and renovation projects. However, improvements were mostly cosmetic in nature, leaving some fundamental space issues unaddressed. The buildings that comprised the main entrance and C-Wing were fragmented, not easily accessible, lacked vibrancy, and did not allow for flexibility and interaction.
Flemming College needed an architectural firm that would transform their College, creating spaces that make a “welcoming destination or point of arrival” statement. The College’s vision included transforming existing spaces to central “hubs” of activity for students, and that through the revitalization program, the College would achieve the desired shift in culture to “students first.”
Our Plan of Action
Like many of the architectural proposals we lead, our objective with this submission was to demonstrate that dpai is client-focused – first and foremost. Throughout the pages of the submission, we made it clear that dpai has a deep understanding of the client’s needs and issues, and that their proposed methodology would deliver a “student first” design for Flemming College.
But everything began with a strong win strategy that leveraged dpai’s strengths and became the unifying theme for the entire submission. On every page of the proposal, we found ways to communicate the win strategy on multiple levels. The written word, images, picture captions, graphics, and quotes all worked together to communicate why dpai was the ideal architecture firm to help Flemming College realize its vision.
Unlike most architectural proposals, we did not use project imagery for the cover page. Instead, dpai’s bid featured images of students, those who would benefit most from the firm’s modern approach to designing spaces.
